A lease renewal can feel like a simple yes-or-no decision. In reality, it is a chance to compare your current home, current rent, future goals, and whether another rental or a purchase plan might serve you better.
The right answer depends on budget, timeline, location, flexibility, family needs, job stability, savings, and the rental options available now.
Compare the Renewal Offer to the Market
Look at similar rentals in your area before accepting a renewal. Compare rent, utilities, parking, pet policies, condition, amenities, commute, and lease length.
A rent increase may still be reasonable if moving would cost more. But if your renewal is far above similar options, it may be worth exploring alternatives.
Calculate the Cost of Moving
Moving costs can include movers, truck rental, deposits, application fees, utility transfers, pet fees, cleaning, time off work, overlap rent, storage, and new furniture or setup costs.
A cheaper monthly rent is not automatically cheaper if the move costs are high or the lease terms are less favorable.

Use Your Renewal to Build a Better Next Step
If you renew, use the lease term intentionally. Save cash, improve credit, reduce debt, research neighborhoods, and clarify what you want next. If you move, choose a rental that improves your life or supports your future plan.
The goal is not to rush into buying or moving. The goal is to avoid renewing by default without checking whether your life has changed.
